A Valuation

This is a very limited report designed to help the mortgage lender see whether the property is worth the money that they are lending. This report will normally form part of your mortgage application, although you can arrange for a separate report as well.

It’s not a survey and the Royal Institution of Chartered Surveyor (RICS) recommends that you invest in either a Homebuyer Report or a Building Survey before deciding whether to buy.

The Homebuyer Survey & Valuation


This report is more detailed than a valuation but not as comprehensive as a Building Survey. It focuses on major and urgent matters and it can help you decide whether to go forward with a process. It can also highlight areas that may need more detailed investigation.

It looks at all parts of the property that are easily accessible, including the roof structure, chimneys, loft space, garage and grounds. It checks for signs and sources of damp, woodworm and rot.

It is designed for properties built within the last 150 years which are of conventional construction and in reasonable repair.

Building Survey

This comprehensive inspection looks at the building in detail. It can also be tailored to the client’s individual requirements.

It examines all parts of a property and details the condition and construction, tracing any problems back to their source. It highlights and defects and gives advice about putting them right. It also recommends any further specialist inspections needed.

It is suitable for all properties and is recommended if there is anything unusual about the construction or if the property is older or listed. It is also essential if the building has been renovated or extended, or if you plan to carry out major work.
